UNION FARMS - 1,015 Acres

Desirable farm located on the northern portion of Egbert Tract, Solano County, CA in an area used for agricultural and recreational purposes, as well as wildlife habitat. Access to the property is by way of Liberty Island Road.

Predominate soils are Egbert Silty Clay Loam, with some Valdez Silt Loam, Sacramento Clay, and a relatively smaller area of Willows Clay. Being deep, fertile and alluvial in nature, they are well suited for a wide variety of field and row crops including Alfalfa, Sugar Beets, Corn and Tomatoes. It is estimated that the ranch should easily produce five-ton corn or better per net farm acre.

An abundance of good quality irrigation water is obtained by means of low lift electrical irrigation pumps from Lindsey Slough and Cache Slough and is then distributed through an interconnected system of head ditches and canals. The land is nearly level with sufficient grade to facilitate furrow irrigation and is protected from ordinary seasonal high water by a substantial levee system. The levee height cannot be increased as the area to the east of the Project Levee is subject to the Yolo-Bypass Flood Easement. The Sacramento Deep Water Ship Channel is adjacent to a part of the property.

The area enjoys a Mediterranean climate with warm dry summers and cool wet winters. The average annual rainfall is from 16 to 18 inches with a frost-free growing season of about 260 to 280 days.

Enrolled in an Agricultural Land Preservation Agreement with the County and zoned AG- 80. Reclamation District 2084 annual assessments are about $25.00 per gross acre and are used to operate and maintain the drainage system as well as maintenance of the levee.

There are about 3.11 acres just to the west of the Project Levee which include an older wood framed dwelling, a mobile home, shop building, and several bulk storage units suitable for the successful operation of the property.

Within a close proximity and the amenities to be found in Rio Vista, this unique piece of land is easily reached yet remains remote enough to enjoy the privacy afforded by its limited access to the public.
