One of the finest farming properties in the San Joaquin Delta area.  Its location and ready access to Hwy 12 and Interstate 5, as well as major cities, enhance its value.  The Tower Park Marina is within a few miles to the west where the amenities include a general store, cafe, boat launching, storage, docking and mobile home sites.  The Delta is known for its 1,000 miles of waterways, fishing, boating, pheasant, goose and duck shooting.  The city of Lodi is located 9 miles east of the property on Hwy 12.  The State Capitol, Sacramento, is 35 miles north on Interstate 5.  Stockton is within a 14 mile drive of the property and has a well equipped deep water inland port together with air and rail service.   

The deep, alluvial and organic soils are identified as being mostly Shin Kee Muck with some Piper Sandy Loam, Kingile Muck and Guard Clay Loam.  These soils are well suited to a wide variety of field and row crops, including corn, alfalfa, wheat, safflower and beans. Approximately 145.2 acres of the property has been successfully planted to wine grape vineyard. 

Irrigation water is of good quality and is obtained from adjacent Sycamore Slough by use of a floodgate and low lift river pump then transported via a "high line" ditch to the subject property.  The expense of pumping the tail water back into the river is included in the reclamation assessment.  There is no cost for the water other than the maintenance of the high line ditch that is shared with two other property owners served by the same ditch. 

The land is level to nearly level for furrow and flood irrigation.  Elevations range between 5 to 8 feet below sea level.  Terminous Tract, which is comprised of about 10,470 acres, is protected from seasonal high water by a substantial levee.

Annual Reclamation District #548 assessments, in the general range about $45.00 per net acre, are charged to pay the cost of levee repair, main drain canals maintenance and repair and operation of the drainage pumps.
