 Sycamore Slough Farm - 889 Acres Terminous Tract 

889.96 Acres located on Terminous Tract, San Joaquin County, California, adjacent and to the north of State Highway 12.  This highly desirable property is located in one of the most prosperous agricultural areas in the famed Central Valley of California.  Its location in relation to the waterways, the Highway and Interstate Freeway 5, combined with the riparian water rights, fertile soils and favorable growing climate, provide a unique opportunity to acquire one of the better agricultural holdings in the area.  Approximate driving distances from the property:  4 miles to Hwy 12 & Fwy 5 Intersection, 18 miles to Stockton, 34 miles to Sacramento and 78 miles to San Francisco.

Currently operated under a Farm Management Agreement and leased to experienced local growers pursuant to a written multi-year Agricultural Lease Agreement. Average production of corn from 1997 through 2001 was 4.07 ton per acre, wheat averaged at 2.33 ton per acre and sugar beets averaged 34.93 ton per acre. Deep, alluvial and highly productive soils include Kingile Muck, Shinkee Muck, Rindge Muck, Kingile-Ryde Complex and a few acres of Piper Sandy Loam.  It should be noted that neighboring properties with the same type of soils are successfully grown to alfalfa, sod, vineyards and other field and row crops. 

An abundance of good quality irrigation water is obtained from Sycamore Slough, at the northerly boundary, by way of riparian water rights, gravity siphons and floodgates.  Under riparian water rights, a landowner is allowed to take and use as much water as may be reasonably put to beneficial use on the property.  There is no cost for such water other than the tide gate, siphon or low lift pump used to obtain such water. 

The Delta enjoys a Mediterranean Climate with cool, wet winters and warm dry summers.  The subject property has about 270 days of frost-free growing season.  Temperatures can dip just below freezing for a few days in the winter and it is not uncommon for summer temperatures to reach in excess of 100° F for several days at a time.  The climate is moderated by sea breezes from the San Francisco Bay area.  Average annual rainfall is about 14 inches per year.

Reclamation District Number 548 has jurisdiction over the day-to-day operations, maintenance and repair or improvement of some 16.1 miles of levee, the maintenance of the main drainage ditches as well as main drainage pumps serving the District.  Annual assessments are subject to change from year to year, depending upon the works to be performed in any given year and were recently increased to offset costs of improvements to the levee. 

The Delta is renown for its agricultural operations, its “1,000 miles of waterways”; water oriented recreational activities, pheasant, duck and goose shooting as well as a number of significant wildlife habitat areas.  The city of Lodi with its amenities and a population of about 60,000 is within a comfortable drive about 11 miles east of the subject property.  The City of Stockton, with a population of approximately 235,000, has the additional attraction of its inland deep-water ship channel with port facilities, and both air and rail transportation combined with Highway 99 and Interstate Freeway 5.
