Egbert Tract: 250 Acres ± located near the central and easterly portion of Egbert Tract, Solano County, some three miles north of the city of Rio Vista. Access is by paved county road and graveled road.
An abundance of good quality irrigation water is obtained from Cache Slough. Interconnecting ditches. Portable low lift pumps used to place the water on fields for flood, furrow and/or sprinkler irrigation. Riparian Water Rights. Egbert Silty Clay Loam and Valdez Silt Loam soils: deep, fertile and alluvial, are used mostly for irrigated alfalfa, corn, sugar beets and tomatoes. Other uses include, but are not necessarily limited to, safflower, wildlife habitat and recreation.
Nearly level with sufficient grade to facilitate furrow irrigation. The Sacramento Deep Water Ship Channel is adjacent to and east of the property. Currently being farmed under a "Farm Management Agreement". The Reclamation District is reported to be in a financially sound condition with little to no dept.
Highly productive farm within close proximity to Rio Vista, yet remote enough to enjoy the privacy afforded by its limited access to the public. The five ton corn production per net acre may be fairly consistent for future predicted yields.
