Irrigation water is obtained from Steamboat Slough on the north west side of the property and the Sacramento River on the south east side of the property.  There is no cost or charge for the use of said water other than the energy costs of pumping from the Sacramento River.  Steamboat Slough water is obtained by gravity siphon. 

The land is protected from seasonal high water by a US Army Corps of Engineers “project levee” and is considered to be among one of the best in the Delta Region.  Annual Reclamation District Assessments, in the range of $40.00 per acre per year, provide funds for the maintenance of the levee and the operation of the District drainage pumps.  Irrigation water is applied through border, furrow and sprinkler systems.

Deep, fertile alluvial soils, well suited for a wide variety of field and row crops, have potential for trees and/or vines on portions of the property.  Alternative uses may include irrigated pasture for cattle, wetland habitat, hunting clubs and/or water oriented recreation.  Most of the Delta region and all of Grand Island are located within the “Primary Protection Zone”, which was created to preserve and enhance the agricultural and recreational nature of the area.
